T&P brings together over 25 years of accumulated experience between its partners, with overlapping careers in real estate development and construction in Greater Porto. We were born from the conviction that restoring a building is more than carrying out works — it is a commitment to those who invest, those who live there, and the city that receives it.

We work mainly on buildings with history, restoring their urban presence through a full restoration: we preserve the façade that belongs to the street and entirely rebuild the interior, bringing it in line with today's standards of comfort, efficiency and safety.

The name is not a slogan: Transparency is the method — clear accounts, explicit terms, direct communication; Prestige is the result — well-made product, in a functional location. We follow the full cycle of each operation, from acquisition to the handover of keys, and we measure success by the real return we deliver.

Each operation follows a six-stage cycle, from study to handover. Each stage has clear deliverables and validation moments with the client.

    Asset identification

    We identify properties with technical, planning and commercial potential. Choosing the right building is half the project.

    Feasibility study

    Technical, financial and market analysis. We only proceed when the numbers make sense for all parties.

    Design and licensing

    We coordinate architecture, engineering and council processing with trusted partner teams.

  4. 04

    Full restoration

    Works carried out with daily management, independent supervision and monthly reports to the client.

    Marketing

    Structuring of the price list, phased payment terms and management of the relationship with agents.

    Handover and follow-up

    Inspections, handover of keys, and a warranty period with close follow-up.
